We have,

4(xy + 1)2 – 9(x – 1)2

[2 (xy + 1)]2 – [3 (x – 1)]2

By using the formula (a2 – b2) = (a-b) (a+b)

(2xy + 2 + 3x – 3) (2xy + 2 – 3x + 3)

(2xy + 3x – 1) (2xy – 3x + 5)
